WHO IT IS FOR
For architects and designers
This is not a drafting service competing with your office. It is the day of measuring your team would rather not do, done once, done completely, and handed over in the format you already work in.
When you call
A renovation, an addition, or a gut on a building nobody has measured since it was built. The tax record says one thing, the seller says another, and the only drawings anyone can find are a scanned PDF of something hand drawn.
You need geometry you can design against before schematic design starts, and you need it without spending a principal day with a laser distance meter and a clipboard.
The math on a site visit
A 2,800 square foot two story house takes a competent person most of a day to measure by hand, plus travel. Then a few hours to draft the base plan. Then, almost always, a second visit for the dimensions the notes did not cover.
Billed at a principal rate, that day alone is worth more than the scan. Billed at a junior rate, it is a junior producing something less complete than what a scan produces in four hours, and the second trip still happens.
None of this says measuring is beneath you. It says the return trip is avoidable and the record should be complete the first time.
What you would order
The usual set for this kind of work. Every rate is published and you only pay for what you order.

Where it fits
Schematic design
Start from measured geometry instead of the tax record. Test the plan against real wall positions on day one.
Revit and BIM workflows
Open a native RVT of the existing building with levels, walls, and openings already placed, and skip the tracing phase.
Bidding
Give the contractor the walkthrough link. Fewer site visits during bid, fewer questions, less unknown priced as contingency.
Client communication
A client who cannot read a plan can walk the 3D model. Existing conditions stop being abstract.
Landmark and zoning submissions
Measured elevations of the existing facade, drafted from exterior scan positions.
Demolition record
The walkthrough is the record of what was there before demolition. Disputes about existing conditions end at a link.
What this is not
Worth knowing before you order rather than after.
- This is not a land survey. Property lines, easements, and setbacks need a licensed surveyor.
- This is not a structural or code review. The drawings describe geometry, not compliance.
- Concealed conditions inside walls, chases, and ceilings are not captured. Nothing sees through drywall.
