WHO IT IS FOR
For remodelers and design build
You are bidding against people who guessed. A scan lets you bid against what is actually there, and gives your sales side something the other bidder does not have.
When you call
A whole house remodel where the plan you were handed does not match the walls, and the difference is going to show up as a change order six weeks in.
Or a job you want to win, where a measured walkthrough attached to the proposal is the difference between you and the other two bids.
Where the money actually goes
The expensive part of a bad as built is never the measuring. It is the change order, the reorder, and the week of schedule the change order eats.
A scan is one fixed line item, priced before you walk in, that you can pass straight through to the client or absorb into the design fee.
It also ends the argument at the end. The walkthrough is dated proof of what the building looked like the day before you touched it.
What you would order
The usual set for this kind of work. Every rate is published and you only pay for what you order.

Where it fits
Estimating and takeoff
Real areas and real wall lengths, so the number you give the client survives the job.
Winning the job
Attach the walkthrough to the proposal. Most competitors are attaching photos taken on a phone.
Trade coordination
Send the link instead of scheduling four walkthroughs for four subs.
Before and after record
A dated capture of existing conditions, which is the cheapest dispute insurance available.
Change order defense
When the client says the wall was always like that, the scan says otherwise, with a date on it.
Handoff to the architect
Give the design side a measured base instead of asking them to start with a tape.
What this is not
Worth knowing before you order rather than after.
- The scan measures what is exposed. Structure, insulation, and services inside assemblies are not captured.
- It is not a condition assessment. It records geometry, not rot, not moisture, not code violations.
- A crawlspace or attic with no safe access does not get captured. Say so before the visit and we plan around it.
